THE LISTING PROCESS

This is how I use the above mentioned tools at my discretion to market and get your home sold for the best price in the shortest time period.

1. Comparative Market Analysis

To help you determine the best listing price, I will do a free market evaluation for your specific property. This includes researching and analyzing active and sold listings using the Multiple Listing Service (MLS®). Next I’ll determine whether or not the home owner would benefit from doing any improvements and or remodeling. Finally, I will complete and present a detailed property evaluation report.

2. Prepare for Market

I will schedule a free consultation with you about your property. Topics will include explaining the entire sales process from beginning to end, recommendations on preparing your property for sale, and  determining the specific marketing plan which would be tailored to your specific property.

3. Listing the Property

Step one is to prepare all listing documents to have signed. Next, I review and research BC Tax Assessments, Title Search, Geo Webs, and relevant municipal databases. Once the paperwork is in order, I will professionally measure your home to provide buyers with a clear floorplan of your home. Next we work together to organize a marketing and advertising campaign that works for the home owner and then proceed with professionally photography of your home with High Resolution pictures to really make it stand out. To top it off, I’ll arrange a post to be placed on your property with a “For Sale” sign and will then move to organize and arrange all showings, agent opens and public open houses.

4. The Selling Strategy

Some of the Highlights of our Sales Process will be:

  • Publish your property on our websites, MLS and social media
  • Promote the listing through our brokerage
  • Advertise your property through Hand Delivered brochures
  • Provide you with Daily and weekly reports and feedback from all appointments
  • Pre-qualify potential buyers

  • 5. Dealing with an Offer

    When I receive an offer from an interested party or other agent, I will prepare and present you with the offer. I’ll advise you on your next steps based on the market conditions and your timeline. When we get to an accepted offer, I will be there to meet inspectors, bank appraisers and any other professionals at the home if need be. Then I will manage the subject removal process and buyers deposit and forward a copy of the Contract of Purchase and Sale to our conveyancing department as well as lawyers.

    6. As the Closing Date Nears

    Together we will prepare the house for final sale as well as schedule cleaners and debris removal. I will also review all documents for accuracy and coordinate key transfer with Buyers and/or agent and handle any after sale issues.
